Cracks In The Foundation Walls

Hydrostactic Pressure
- When the soil because saturated, the water creates pressure pushing it through joints and cracks. The most common place for water to come up is where the floor meets the foundation wall.
The fix- Most commonly we install an interior french drain system or an exterior waterproofing system to allow the water to flow away rather than coming up into the basement or through the foundation walls
Interior Drain-Tile and Hydro Wall Solution
The purpose of an interior system helps alleviate water that builds up under the slab causing it to leak into the basement. This process involves breaking a 16” wide by 14” deep trench along the base of the wall and installing a perforated pipe to allow the water to flow to a sump pump. A wall shield vapor barrier is installed on the wall to reroute the water into the pipe. Once the pipe and wall shield is installed we backfill the trench with gravel and concrete back to the top.
This system works great to eliminate water intrusion as well as prevent future water issues. This system is installed completely from the inside and eliminates landscape disruption.
Exterior Waterproofing Solution
The purpose of an exterior system is to stop water from entering the foundation from the exterior. Typically we dig up the affected foundation wall and apply a waterproof membrane to prevent water intrusion through the wall. Once the wall is waterproofed we will install a new drain pipe at the bottom of the wall that ties into a sump pump. The wall will then be back filled with 80% gravel and 20% dirt for load reduction and drainage.
This system tackles waterproofing from the outside of the wall. Eliminating the need for disturbing the interior finishes of the basement.
